Resort Rules
GENERAL
Welcome to Lake Belle RV Resort. All reasonable means have been taken to ensure that your stay here is comfortable and enjoyable. This property is privately owned and our goal is to not only comply with all applicable laws but to achieve the highest standards possible in RV park management. One way to provide an enjoyable atmosphere for all of our guests is to enforce fairly and equally rules and regulations that help everyone abide by applicable laws, rules and safety standards. Under Chapter 513, Florida Statutes, these Rules and Regulations are deemed to be a special contract between the operator of the Park and each Guest or Visitor. Violation of these Rules and Regulations may result in eviction of the violator.
As used in these Rules in Regulations: The term “Resort”, “Park”, or “Management” means Lake Belle RV Resort or authorized personnel of Lake Belle RV Resort, the term "unit" or "RV" means a recreational vehicle, as defined in Section 513.01(9), Florida Statutes, which is occupied by a guest of the Park; the term "guest" means a person who is registered as an approved occupant of a site in the Park; and the term "visitor" means a person who is registered to temporarily occupy a site at the invitation of a guest for a period no longer than one (1) day in a 7 day calendar period or four (4) days in a month period.
WE RESERVE THE RIGHT TO DENY ANY PERSON/PERSONS THE PRIVILEGE TO USE ANY OF OUR PARK FACILITIES EITHER ON A TEMPORARY OR PERMANENT BASIS FOR INFRACTIONS OF THESE PARK RULES OR ANY POSTED RULES.
CLEAN AIR POLICY
- We are proud to be a Clean Air Resort. Smoking and vaping are strictly prohibited on the property, including all outdoor areas, RV sites, and public spaces.
- Guests who violate this policy may be subject to removal from the resort without a refund.
- Feel free to smoke inside your own RV. If smoke drifts out and bothers other guests, you may be asked to leave the resort without a refund.
MISCELLANEOUS
- Check-In Time: 2:00 PM Check-Out Time: 11:00 AM. Early check-in or late check-out may be available upon request and are subject to additional fees.
- Quiet hours are observed from 10:00 PM to 8:00 AM. Noise levels should be kept to a minimum during these hours.
- Guests must put trash (in bags) at the end of their site between 6am and 9am daily for removal. Do not leave trash out overnight. The wildlife will rummage through it and spread it throughout the resort. This will result in a cleaning fee being added to your account.
- FLAGS - To maintain a respectful and unified environment, the resort permits the display of flags representing sports teams only if they are a good (winning) sports team. We also permit the display of the American flag and flags representing the five branches of the United States military. All other flags, including but not limited to political, national, or novelty flags, are not allowed. Approved flags must be securely mounted to your RV or within your site. Flags should not obstruct views, impede walkways, or intrude on neighboring sites. Flags must be kept in good condition. Torn, faded, or damaged flags should not be displayed. Any display of unapproved flags may result removal from the resort
- Guests may not use the resort address for mail or other deliveries. There is a UPS Store located at 1555 N Nova Rd that provides mailbox service.
- Do not feed wildlife. Be aware of local wildlife, such as snakes, alligators, bears, raccoon, coyote, and other animals. The resort is not responsible for injuries caused by wildlife.
- Swimming in the lake (human or animal) is prohibited. Assume that every waterway in Florida has dangerous wildlife. The resort is not responsible for injuries caused by wildlife.
- Do not enter the island in the lake. It is a federally protected wetland.
- Openly carried firearms, pellet guns, fireworks, and other weapons are strictly prohibited in public areas within the resort.
- Disorderly conduct, excessive noise, and disrespectful behavior will result in removal from the resort.
- Public drunkenness is prohibited in the resort and may result in removal from the resort.
- The use of generators is prohibited. Exceptions may be made if the resort experiences a power outage but any use of generators must be approved by resort management.
REGISTRATION AND OCCUPANCY
- All guests and visitors must be registered at the park office, as required by law, and approved by Management. No exceptions.
- Guests may not stay at Lake Belle RV Resort longer than six (6) months consecutively.
- Rates are based on no more than 2 adult occupancy per site and there is an additional charge for any extra adult(s) staying overnight or using park facilities (see rate sheet for charges). No unit shall be occupied by more than 6 persons in total (adult and children), excluding visitors as defined in these Rules.
- Additional guests may be approved at the Management’s discretion and may result in additional fees.
- Changing of sites is not allowed without Management's advance written permission.
- No one other than those executing the agreement shall be allowed to stay in the site as set forth in the agreement without written consent from Management. The use of your RV by those who have not executed an agreement or obtained written consent from Management shall not constitute permission to stay within the park.
CHILDREN & VISITORS
- To ensure that all guests can fully enjoy the resort, visitors may not be allowed during high occupancy events or holidays. Please check with Management on availability before inviting visitors. Guests are responsible for their visitors’ behavior.
- Guests may entertain up to 4 visitors at the resort. Visitors must register at the office. Visitors are allowed to use amenities if they purchase an amenities pass. Visitors who have not registered or paid are not entitled to use the park facilities such as showers, pool and recreational equipment and may be asked to leave the park. Visitors of registered guests are allowed to visit 1 day in a week calendar period, not to exceed 4 days in a month calendar period.
- Parents are responsible for all children under the age of 18 years old who are staying on or visiting the site in the parent’s name. This includes the child’s whereabouts, safety, damage caused by the child, and the general conduct of the child. This responsibility extends to time spent at the campsite, in common areas and all other times spent on the resort property.
- Children and grandchild under the age of 13 must be accompanied by the guest or a parent when not on the guest’s site.
- All visitors staying overnight must be registered at the office on day of arrival.
- There will be an additional charge for overnight registered visitors. (See rate sheet).
RV SITES
- Guests are not permitted to conduct commercial activities or operate any business within the resort premises. This includes, but is not to, selling goods or services, offering professional services or conducting business transactions.
- Nothing is to be placed on the lawn area around your site as it interferes with the autonomous mower.
- Respect other guests privacy by not walking through any site but your own.
- Guests must keep their site clean and free of clutter. Only customary outdoor furniture and accessories are allowed outside. Items like toys, tools, and equipment should be stored properly and neatly.
- Power pedestals are for your rig and not for charging electric vehicles or other equipment.
- No tents, tarps, or perimeter fencing are allowed on sites. Free standing pet enclosures are allowed but cannot be staked to the ground or extend beyond the campsite.
- Permanent, PVC or similar plumbing is prohibited. Sewer waste disposal hookups must be tightly sealed with all hoses and connections free of leaks.
- Larger outdoor recreational items, including but not limited to kayaks, paddleboards, coolers, fishing equipment must be organized and neatly stored beneath the RV with every attempt to conceal these stored items and maintain site aesthetics.
- Please do not remove picnic tables from the sites.
- Please close awnings, canopies and umbrellas when your RV is unattended. Strong winds can cause serious damage and or loss of property.
- The flying of drones and other remote-controlled flying toys or equipment is strictly prohibited. Please be respectful of your neighbor’s privacy and keep drones grounded while in the resort.
- Minibikes, go carts, skateboards, hoverboards, and roller-skates may not be operated inside of the RV Resort. Bicyclers must be operated /ridden with caution and adults must supervise minors while operating/riding a bicycle on RV Resort premises. Riding scooters or bicycles at night without lights is prohibited.
PETS
- No more than three (3) generally accepted domestic pets which have been approved and registered by the Manager are allowed per site. Prior written approval from Management must be obtained as to any pet which is to visit the Park, and such written approval must be obtained prior to the time the pet is actually brought into the Park. To be approved, the pet must be an inside pet and a true household pet. Management reserves the right to make decisions on pets on a case by case basis but shall not use this discretion to approve or grandfather a pet with a history of barking, attacking, growling, biting, or other menacing behavior or any dog whose breed or breed mixture appears to be a dangerous breed. Management can at any time terminate approvals granted for pets based upon incomplete, inaccurate, or changed information.
- No pet with a history of biting or attacking any person shall be allowed in the Park.
- The following dog breeds are not permitted, regardless of prior approval or prior existence of such dogs: Doberman Pinschers, German Shepherds, Rottweilers, Pit Bulls, Staffordshire Bull Terriers, Chow Chows, Akitas, wolf/dog mixes, any dog which is a mix of the above breeds, or any dog that exhibits aggressive behavior.
- Pet owners are required to demonstrate full control of their pet and its behavior. If a complaint is received by Management regarding the behavior of a particular pet, which Management in its sole discretion determines to be valid, Management may require that the pet be permanently removed from the Park.
- Pets must be kept inside the unit except when taken outdoors on a leash for reasonable outdoor exercise periods. For this purpose, pets may be walked on the Guest’s site or in designated areas within the Park. When outside the unit, all droppings must be immediately removed by the Guest. In no event may a pet be permitted to trespass on another Guest’s site.
- Pets are not permitted to swim in the lake or the resort pool. This is Florida where the waterways belong to the wildlife – notably snakes and alligators.
- All pets must have up to date vaccination records and registration. Proof of these items may be required by Lake Belle RV Resort during your stay. Failure to produce valid documentation may result in immediate removal from the resort.
- Pets shall not, under any circumstances, at any time be caged, fenced, tied or otherwise left restrained but unattended outside the unit of the pet's owner. No dog houses, dog runs, cages, or other containers or forms of restraint of any kind for the retention of pets will be permitted on the site. Pets shall not be left alone outside at any time. However, pets may be tied outside for short periods of time if and only if the owner is outside with the pets.
- Noisy, disruptive, or destructive pets are not allowed. Persistent barking, howling, chirping, etc. by any pet at any time of the day or night, which is audible outside the unit, constitutes unacceptable pet behavior.
- No other agricultural or wild animals, poisonous creatures or exotic creatures such as pigs, iguanas, snakes, ferrets, etc., are permitted in the Park.
- Residents shall hereby be liable for and shall defend, indemnify and hold harmless Park Owner and Management, its affiliates and its and their officers, directors, employees, agents, and assigns from all personal injury or property damage caused by pets. In addition, Guests shall comply with all provisions of any rules, regulations and ordinances of any governmental authority or agency and the laws of the State with respect to dogs, cats and other pets.
- Pets are never allowed in recreational areas, laundry facilities, or park and office buildings. (Certified service animals are the only exception.)
- In the event of verified complaints against a pet, you may be asked to vacate your site. No refund will be provided.
CLUBHOUSE AND PARK FACILITIES
- Recreational facilities are provided for the use of Guests. Visitors and children must be accompanied by Guests when using these facilities. No bare feet or wet swimsuits allowed in the clubhouse. No pets are allowed in the clubhouse, laundry room, bathhouse, or pool area.
- Clubhouse and/or recreational facilities are not designated tornado or hurricane shelters.
- EQUIPMENT AND FACILITIES ARE USED AT YOUR OWN RISK. Children under 18 years of age shall be accompanied by a Guest or registered guest who is 18 or older.
- The swimming pool hours are 8:00 AM to 10:00 PM. Rules and regulations concerning use of the pool are posted at the pool. These Rules and posted rules will be strictly enforced. All suntan oils are prohibited. No babies are allowed in the pool unless they are potty-trained or are wearing commercially sold pool diapers. No diving or jumping from the sides of the pool. Only proper bathing suits are allowed in or around the pool. Showers are required before entering the pool. No alcohol, food, or glass containers are allowed in or near the pool.
- Laundry facilities are provided for the exclusive use of our guests and registered visitors that have purchased an amenities pass. Please follow the instructions on the machines and treat them with care. Tinting or dyeing is not allowed as that may cause damage to the machines. Laundry is to be removed from the machines immediately upon completion of the washing and drying cycles.
VEHICLES, TRAFFIC, & UTILITY/STORAGE TRAILERS
- One RV and two vehicles are allowed per site. Parking additional vehicles on the property must be arranged with staff. Vehicles parked in violation of the Resort rules will be towed at the owner’s expense.
- RVs must be parked on the shell or concrete slab. Wheels and levelers must be on or over the concrete slab or shell area.
- Vehicles driven or parked are not allowed on the grass, in the water retention and treatment areas, on sidewalks, or on non-designated roads.
- The speed limit of 7 mph is strictly enforced.
- UTVs (side-by-side), and golf carts must be registered with staff and are only to be driven by licensed drivers. Proof of liability insurance is required. Within the resort, operation is restricted to paved roads. Absolutely no motorized vehicles are allowed on the recreation trail.
- UTVs and golf carts should be equipped with mufflers to minimize noise. Excessively loud vehicles may be prohibited or restricted from operating during certain hours.
- ATVs are not permitted on resort property unless stored on or in a trailer. They may not be driven even if only to come in or out of the resort.
- Reckless driving, including speeding, spinning tires, or driving in unauthorized areas, will result in removal from the park.
- All recreational vehicles must be currently registered and maintained in good condition and in running order.
- Window coverings visible from the street shall be limited to blinds, shutters, drapes, curtains or similar standard window treatments. Bed sheets, mattresses, blankets, aluminum foil or similar items are prohibited from being used as a window covering or shade device.
- Lake Belle RV Resort must approve any RV 10 years old or older prior to making reservations. Email photos and information to info@lakebelle.com for approval.
- No RV deemed to be in “poor” condition (e.g., broken or cracked windows, flat tires, rusted or badly dented or in need of paint or extremely unkept or excessively dirty) will be allowed in the RV Resort.
- Approved recreational vehicles include: Class A, Class B, Class C Motor coaches, fifth wheels, hard sided travel trailers, and Toy Haulers.
- Management is not responsible for damage, injury, or loss to either person or property. The Owner/ management of Lake Belle RV Resort absolve themselves from any and all liability and responsibility pertaining to loss by fire, theft, weather, Acts of God, property damage, accident or any other cause whatsoever and registered guests and guest guests agree to save, protect and hold harmless Lake Belle RV Resort from all such liability.
- Third party golf cart rentals are not permitted.
- All vehicle and RV repairs, maintenance (e.g., oil changes, lubes, etc.), and washing RVs are prohibited.
RESPONSIBILITY FOR PERSONAL CONDUCT
- Guests are responsible for damages caused by their family or Visitors.
- The Park may refuse accommodations or service to any person whose conduct on the premises of the park displays intoxication, profanity, lewdness, or brawling; who indulges in such language or conduct as to disturb the peace or comfort of other Guests or Visitors; who engages in illegal or disorderly conduct; or whose conduct constitutes a nuisance. Such refusal of accommodations or service shall not be based upon race, color, national origin, gender, physical disability, or creed.

Release and Waiver Indemnity Agreement:
In consideration of this agreement the guest hereby releases, waives, and discharges Lake Belle RV Resort, its affiliated companies, and each such company’s partners, officers, directors, and employees for all liability to all persons, including but not limited to, Guest, all parties with in the reservation, and it’s visitors, their personal representatives, assigns, heirs, and next of kin for all loss or damage, and any claim or demands therefore, including but not limited to, bodily injury and property damage arising of the use or operation of any equipment by Guest or anyone using or operating same with Guest’s express or implied consent, whether caused by the negligence of Lake Belle RV Resort, its officers, directors, or employees, or otherwise.
Guest hereby agrees to indemnify and save and hold harmless Lake Belle RV Resort, its affiliated companies and each such company’s officers, directors and employees from any loss, liability, damage, or costs that may occur due to the use or operation of the equipment or participation in activities by Guest or anyone with Guest’s express or implied consent, whether caused by the negligence of Lake Belle RV Resort, its officers, directors, or employees, or otherwise.
Guest hereby assumes full responsibility for any risk of all bodily injury, death, or property damage to all persons, including but not limited to, Guest, all parties within the reservation, and it’s visitors, arising out of the use or operation of any equipment or participation in activities by Guest or anyone using or operating same with Guest’s express or implied consent, whether caused by the negligence of Lake Belle RV Resort, its officers, directors, and employees or otherwise.
Guest expressly acknowledges that use of any equipment or participation in activities in a manner not intended by the manufacturer, not in conformity with the laws and ordinances pertaining thereto and/or not in accordance with Lake Belle RV Resort’s Terms and Conditions is very dangerous and involves the risk of serious injury and/or death and/or property damage.
Guest expressly agrees that the foregoing Release and Waiver and Indemnity Agreement is intended to be as broad and inclusive as permitted by the law of the State of Florida, and that if any portion thereof is held invalid, it is agreed that the balance shall notwithstanding, continue in full legal force and effect.
GUEST HAS READ AND VOLUNTARILY SIGNS THIS RELEASE AND WAIVER OF INDEMNITY AGREEMENT and further agrees that no oral representatives, statements, or inducements apart from the foregoing written agreement have been made.
